Frequently asked questions

How much do I need to put down on an FHA loan?

FHA rules allow as little as 3.5% down with a credit score of 580 or higher, and 10% down with a score from 500 to 579. Lenders can set stricter minimums of their own, which is one reason we compare several.

Does an FHA loan have mortgage insurance?

Yes. There is an upfront mortgage insurance premium, which can usually be added to the loan, and a monthly premium. How long the monthly premium lasts depends on your down payment. We show you the full cost next to a conventional loan so you can compare.

Is there a limit on how much I can borrow?

Yes. FHA sets a maximum loan amount for each county every year, and it is higher in higher-cost areas such as San Diego County. We check the current limit for the county you're buying in.

What kinds of homes qualify?

The home has to be your primary residence: a single-family home, a 2 to 4 unit property you live in, or a condo in an FHA-approved project. The appraiser also checks that the home meets FHA's property standards.

Does this check my credit?

No. We ask about your goal, timeline, price range and location, and our chat may ask for a rough credit range, which doesn't affect your credit. We never ask for your income or Social Security number, and nothing is pulled from a credit bureau. A credit check only happens later, with your permission, if you decide to apply.

What happens after I submit?

A licensed loan officer calls you to understand your plans and walk through your options.

What does a mortgage broker do?

A broker compares loan options from multiple wholesale lenders on your behalf, instead of offering one bank's products. We help you compare rates, fees and terms and then manage the loan through closing.

You're not based in Texas. How does that work?

RateSale is licensed in California, Texas, Idaho and Montana. We work with Texas borrowers by phone, video, secure document upload and e-sign, so most people never need to meet in person.
